Thane is truly, a real estate hub where all segments of home seekers get and all types of homes. As we get into the hot summer of 2025, the ongoing trend or rather, the fast-selling inventory – includes compact/smaller size 1BHK flats; be it known by various names like compact/ economy/ regular or by any other fancy names.
The home seeker in Thane comes from various segments, this compact 1BHK being ‘in demand’ comes from a wide variety of reasons, these are some of the same:
- Families switching from a rented house to ownership home, which always has been an aspiration for an average Indian household.
- Location upgrade by moving into a compact home-families moving to a tier1 or tier 2 city from Tier 3 city
- When families split, to get separate accommodation for 2 or more families, it’s the very first thing which comes into one’s mind – two compact 1BHK flats.
- Moving from MHADA/ SRA/ CHAWL/ PAGHADI homes to a proper flat” this is usually looked upon as a social upgrade.
- A home seeker not having huge quantum of money to buy a home, opting for easily available home loans; where there’s sufficient eligibility for obtaining home loan for smaller ticket size-fits into budget and having joint income for couples, it makes home buying easier.

- Not just compact 1BHK flats, even a studio apartment serves the purpose-especially with DINK couples.
- Only criteria to have a separate bedroom- this is the only aspiration for many compact 1 BHK flat buyers.
- No aspiration for amenities- the only requirement is an additional room and amenities will be an added bonus for them.
From a real estate developers’ point of view, a smaller sized 1BHK flat is the fastest selling inventory and proven cash cow, enabling the builder to complete the building/project in a given time or at times even before the promised date.
At an approximate price range of Rs 45 to Rs 50 lakh, located within MMR/ Tier 2 cities, a compact 1BHK flat is a win-win situation for both, buyers and builders.
