MMRDA Secures 430 Acres In Mogarpada To Build Mumbai’s Largest Metro Operations Depot | CREDAI MCHI Thane

The Mumbai Metropolitan Region Development Authority (MMRDA) has finalised the acquisition of 430 acres in Mogarpada, Thane district, for the development of Mumbai’s largest integrated metro depot. This depot will serve as the primary maintenance and operations facility for Metro Lines 4, 4A, 10, and 11, which collectively span close to 56 kilometres, linking Chhatrapati Shivaji Maharaj Terminus (CSMT) to Mira Road.
Farmer-Focused Rehabilitation and Land Redistribution
To address the displacement caused by the land acquisition, MMRDA has implemented a rehabilitation programme focusing on equity and transparency. Leaseholding farmers will receive 22.5 per cent of their original land in developed plots, while encroachers will be granted 12.5 per cent. A structured layout with 18-metre-wide approach roads and 12-metre-wide internal roads has been designed. The distribution of these developed plots will be completed within a 36-month timeframe.
Community Consultations Led to Land Offer Agreements
In January and February 2025, public consultations led by the Thane district collector and Maharashtra’s transport minister ensured stakeholder engagement. As a result, MMRDA issued 198 offer letters—167 to leaseholders and 31 to encroachers.
DMRC-Backed Design to Streamline Metro Functionality
The consolidated depot design stems from recommendations made by the Delhi Metro Rail Corporation (DMRC), which suggested an integrated layout to enhance operational efficiency. The land was acquired on an "as-is-where-is" basis, following a government resolution passed in October 2023.
Improved Urban Mobility and Reduced Travel Time
Once fully operational, Metro Lines 4 and 4A alone are projected to reduce commute times by 50 per cent and ease vehicular load in key eastern and northern corridors. The facility will support daily ridership of up to 1.2 million passengers.
Strategic Transport Push for Eastern Suburbs and Thane
The integrated metro depot at Mogarpada is expected to significantly boost connectivity across the eastern suburbs and Thane region, which have long faced inadequate public transport options. By serving as a central maintenance and operations facility for multiple metro lines, the depot will enable more efficient train deployment, reduce delays, and increase service reliability. This improved connectivity is likely to attract new residential and commercial developments along the affected corridors, driving up property demand.
Additionally, the project’s scale and strategic location are poised to draw investment in surrounding infrastructure such as roads, utilities, and social amenities, contributing to long-term regional growth.
