The Maharashtra Real Estate Regulatory Authority (MahaRERA) has introduced a new format for project registration certificates, providing homebuyers with detailed information about real estate projects. This change will help in improving transparency and helping buyers make informed decisions.
Key Information Now Included in Registration Certificates
Previously, MahaRERA registration certificates only showed the project and promoter names with their addresses in a single line. The revised certificates now list critical project details in a clear, bullet-point format. These include:
- Total built-up area of the housing project
- Names and numbers of buildings and wings
- Approved number of habitable floors
- Total residential and non-residential units
- Construction approval status as per the Commencement Certificate
- Total parking slots for four-wheelers, two-wheelers, and visitors
- Promoter’s name, address, and registration number
Real-Time Updates Reflected in Certificates
If any modifications occur during the project’s lifecycle, such as deadline extensions, joint ventures, or developer changes, these updates will be incorporated into revised registration certificates. This ensures homebuyers have access to the latest, verified project information.
Mandatory Display and QR Code for Easy Access
Developers are required to prominently display the updated registration certificate at the project site and on official project websites. Additionally, all advertisements must feature a QR code linked to the project’s registration number. Scanning this code directs buyers to the official MahaRERA webpage, where they can access verified project details quickly and easily.
MahaRERA’s Commitment to Protecting Homebuyers
MahaRERA chairman Manoj Saunik emphasised the authority’s commitment to safeguarding buyers’ investments. He said that introducing detailed registration certificates follows comprehensive legal, financial, and technical reviews of projects before registration. These measures, along with standardised agreements for sale and clear disclosures on amenities and parking, strengthen buyer protection.
This new registration certificate format sets a higher standard for accountability in Maharashtra’s real estate sector, offering homebuyers transparent, reliable information throughout their purchase journey.
